NAI James E. Hanson negotiates sale of industrial/flex building in Bergenfield for $2.7M

A 12,000-square-foot industrial/flex building in Bergenfield sold for $2.7 million, according to a Thursday announcement from NAI James E. Hanson.

Located at 41 Woodbine Street, and sitting on a half-acre lot at the intersection of West Broad Street and Woodbine Street, the property is a single-story industrial/flex building with 12’6’’ clear ceiling heights, two loading docks, 540 square feet of office space, 25 parking spaces and on-site trailer parking.

Relocating from New York City, the buyer plans to utilize the space to manufacture signs and trade show materials.

Vice President Dominic Fittizzi represented the seller, RLR Corporation, in the transaction with the buyer, 160 Belmont, LLC.

“Although deal flow across the industrial sector has slowed over the past several months, this deal highlights the continued strong demand for well-located and flexible properties in the northern New Jersey market,” Fittizzi said. “I’m proud to have helped our client find an ideal buyer and secure a strong return for this asset.”
